The Hotel is located on a 1.39 acre site that includes a 60+ car parking lot in a vibrant downtown approximately one mile from the Interstate.

The upper floors of the hotel are vacant and undeveloped. The building has four wings coming off the rear, two of which contain old hotel rooms on the upper floors. The old hotel rooms are roughly 13’ x 15’. All rooms have windows and most pairs of rooms share a bath. The building is structurally stable and has some first floor tenants with the exception of the end section at 226-228 South Main.

The remainder of the building has a rubber roof and parapet caps that were installed around 11 years ago.

Historic Downtown, Salisbury, NC

Salisbury, population 33,524, is a central location on the I-85 Corridor between such populous cities as Charlotte, Greensboro, and Winston-Salem. These cities boast a population of approximately 3.2 million total.

Founded in 1753, Salisbury’s downtown is nationally recognized as a model for preservation and downtown development, benefitting from $130 million in investment, $60 million of which has been in the last 10 years. The City has a vibrant downtown with 90 shops, 21 restaurants, 3 theaters and 2 museums.

In the past, most planning efforts have focused on a hotel use as the preferred development scenario. However, DSI has remained flexible in seeking development plans for the property. DSI has designated a number of issues as community preferences for the project including: hotel rooms, retail, courtyards, green space, outdoor dining and possibly condominiums or apartments, street level bar/restaurant/city club, use of green building techniques.

Happening Now @ The Empire

One year ago, Black Point Investments, LLC, signed a purchase and sale agreement with plans to develop the property into market-rate apartments (pictured left). Initial plans also provide for the development of retail storefronts along South Main St., including the retail space in the former Montgomery Ward main floor, mezzanine and basement. Combined, the project will allow for approximately 29,000 square feet of retail space.
The Empire Hotel project is contingent upon the successful completion of several factors such as a market feasibility study, financial feasibility analysis, planning review and community input.
